Foreclosure Filings Hit Record High

NEW YORK (May 14) — US foreclosure filings reached a record high in April rising almost 65% over the previous year and putting municipalities at risk by cutting into the value of taxed property according to a study released Wednesday.

Some 243,353 households nearly one in 519 received a foreclosure filing during April according to the US Foreclosure Market Report from RealtyTrac an online marketplace that tracks foreclosed properties That was up 4% from March, and surpassed the record of 239,851 set in August 2007.

It’s “the highest monthly total we’ve seen since we began issuing the report in January 2005 said chief executive James J. Saccacio in a statement.

RealtyTracs measure of foreclosure filings includes notices of default auction sales and bank repossessions According to the report, 54,574 were fully repossessed by banks in April.

Property tax plunge: The record number of foreclosures added their weight to an already saturated real estate market pulling down home prices Plunging home values reduce the money that cities villages and towns collect in property taxes.
In particular jeopardy are parts of Nevada California Arizona and Florida whose states maintained the highest foreclosure rates, according to RealtyTrac.

“For example the city council in Vallejo Calif. – part of a metropolitan area with a foreclosure rate that ranked sixth highest in the nation in April – last week voted to have the city file for bankruptcy said Saccacio.

With more homes being seized by banks, local governments also lose out on tax revenue from sale transactions. “It’s really hitting the municipalities from multiple fronts said RealtyTrac marketing vice president Rick Sharga in an interview.

Ten hardest hit metro areas: Cities in California and Florida have been particularly hard-hit. Areas in those states accounted for 9 of the top 10 metropolitan foreclosure rates.

The California metro areas of Merced Stockton Modesto and Riverside-San Bernardino took the top four spots. In Merced one out of 66 households was hit by foreclosure in April.

In Florida Cape Coral-Fort Myers came in at number 5 Port St. Lucie-Fort Pierce and Fort Lauderdale came in at numbers 9 and 10.

Also making an appearance was Las Vegas a city that had seen heavy real estate speculation at number 7 with one in 116 households receiving foreclosure notices.

As Congress debates plans to prop up troubled homeowners the foreclosure rate shows little signs of slowing. Delinquent mortgage payments which lead to foreclosure will likely rise over the next six to 12 months according to a key mortgage trend statistic from First American CoreLogic.

Is the Federal Government unfairly/unwisely punishing Las Vegas?

Apparently Las Vegas is too “fun”. A memo went out that said that no more government conventions can be held in Las Vegas, or other “fun” cities like Orlando and Reno. So, even though Las Vegas is one of the worst hit markets in the country, they have a plethora of inexpensive hotel rooms, lots of empty conference space…they’re banned.

“Travel industry lobbyists say government policies have essentially resulted in a blacklist of banned destinations that is punishing travel-dependent states, such as Nevada and Florida. Those destinations, which have tens of thousands of hotel rooms and millions of square feet of conference space, often offer the best deals on meetings and conferences, say officials from the U.S. Travel Association.”

Is this paying more to look “frugal”? Right now Vegas hotel rooms and conference space is cheap. Really cheap. And if we’re interested in boosting economy if we’re spending the money anyway, Vegas could certainly use some boosting.

So were they right in having an unofficial ban on Las Vegas and other “fun” towns?

Denmark are ahead of you on this one. All of their beaches, bar two, are clothes-optional. Many other European countries have much wider acceptance of Naturism on their beaches for example, Spain and Germany.

However, given the prudish attitudes exhibited by Americans particularly – from what I have seen you are either one of the most prudish nations in the world or your prudish minority (if they are a minority) are unusually vocal – I doubt that America is ready for your radical suggestion.

This is a pity, of course, I would very much like to see America finally shake off the last vestiges of Victorian hypocrisy, as this would help to stop the constant export of prudish attitudes by the likes of Apple, Facebook and Hollywood and thereby help the UK move forward.

Buying a Florida Foreclosure @ online auction, Lien questions?

Hey everyone and thanks for your insight,
With the market so low I’m currently interested in purchasing a property @ auction online in palm beach county, FL. I have performed a full title search of the property and it has revealed what seems to be 4 Liens. I just want to be 100% sure of what i will be held responsible for post foreclosure and post auction if I win the property. I will list the liens specifically in the order they were recorded to try and get the most accurate advice. 5/16/05 Final Judgement – *********National Bank of florida – $21,162. Lien – Home and loan reality v foreclosed owner – $6,300. 10/6/2009 Lien – ***** Drive Homeowners association inc, $2,815. 8/20/2010 Final Judgment of Morgage Foreclosure, Us national bank – $496,559.

I know the superior liens will be paid first by the proceeds of the sale but what happens to the other liens on the property that arn’t satisfied by the proceeds here in florida? I also want to make sure I’m bidding on the First morgage. As the new owner will i be held responsible for any of these liens?

Hi, I hope I can help answer your question to the best of my knowledge. I am a Realtor/Investor here in Florida (Lake County) so let me try to help if possible. If you are talking about a courthouse foreclosure auction that you are bidding online then this is what you need to know.

First, You are responsible(as a third party bidder) for liens that are attached to the house, such as property taxes(which most people forget to check), HOA liens, & some other liens that may be attached to the home. You need to be 100% sure that you are purchasing the FIRST mortgage on the property and not the SECOND! I noticed two banks listed in your question. If you are buying the first mortgage, then the second dissolves after the foreclosure sale; the liens that are attached to the home, ex: taxes, HOA, water/sewer, etc. You will be required to pay.

Be careful with lien amounts that are recorded or unrecorded, because that doesn’t take into consideration the time that it has stayed outstanding, & if they have incurred addional fees. Past due HOA fees do not need to be recorded, but you will be required to pay them if they were outstanding. Example: HOA was $2815. When it was recorded, that may have been before they involved an attorney, now it may be several hundred dollars higher.. So just be sure to have a cusion on all liens before deciding that the home is worth the investment. The same for water/electric/sewer, etc. They may not be recorded liens, but when you go pay the bill you may have a couple of extra hundred dollars in expenses you didn’t expect.. Because you are responsible for those as well. I am unsure about Home and loan reality lien(I think that attaches to the owner and not the home, but you should check to be sure, if it is attached to home, you may need to pay)

Buying at auction can be a great thing! But, it can also be very risky as well. I noticed you are asking from Yahoo Canada, have you seen the home? Do you know the condition of the home? We try to look at every home that we see before we purchase at auction, because there is no guarentee on the condition of the home.. You buy as is where is, with NO rights to inspections. You bid on the property and usually need to have cash funds paid by end of business day.

If you are purchasing at a different auction(not clerk of courts) then that procedure may be different. Good Luck! Feel free to message me with more questions if you would like.

They will often ask you to call a premium rate number and keep you holding on whilst you rack up a huge phone bill. They are then paid a large proportion of this phone bill. It is surprising how many innocent victims have been duped by these types of emails. Just remember the thieves who send them are very clever and extremely convincing. I suggest you delete the email and send it into cyberspace, hopefully along with the thieving scumbags who send them.

Being regionally accredited is a basic requirement. AACSB is far better than just being accredited. Some would call it the gold standard of business schools.

Look for a school that is AACSB accredited or in the process of AACSB accreditation.

Careers in marketing?

I have several vague ideas of what I would like to do with a marketing degree; whether begin a public relations or advertising firm. I have an idea that I would like to use my career within the entertainment industry managing artists or producing.

What basic information could I use regarding the specifics of each of these careers? I want to develop my own firm. Are there any online sources? (Trade associations, trade magazines, business resources).

Also, I was planning to double major in another area such as journalism or philosohpy, but I am not allowed to (school doesn’t permit). What skills are vital in this field other than the obvious? I am currently a freshman, what can I do as of right now?

It’s good that you are reaching out to get an answer to your career question. Many people do not know that the U.S. Government offers a career guide – Occupational Outlook reference which will answer most of your questions. You might also look at the websites of American Marketing Association and Public Relations Society of America (www.prsa.org).

I would not advise that you try to start a business right out of college. I would advise getting a few years of on the job experience in and out of school through internships, summer employment and assisting a charity become more well known.

I am an independent practitioner who specializes in public relations but also can employ marketing strategies and tactics and pull in specialists, such as web site designers, to serve my clients.

What do you think about studying online with a University?

I have been to a traditional college for about 2 years and got my Associates in Business Administration there. I moved far away overseas and decided to study with a popular US University Online, because it offered me the flexibility and the luxury of holding a BA in Marketing in a bit longer than 2 years with transfered credits. Seriously, though, if you are an employer or student, professor – what is your opinion on this and why? The school says that it is accredited by the Higher Learning Commission and is a member of the North Central Association (ncahlc.org). Most of the business degrees are accredited by the Association of Collegiate Business Schools and Programs. My classes are super duper expensive, I do learn a great deal of theory, but have nearly no experience in my desired field of study. They focus on writing weekly papers, simulations, and team work. Internet or online communication. I am currently seeking an internship. But, what is your opinion and why? I am also trying to figure out if I should complete a Master’s with this University as well.

How do you have a moving sale without having one??

Ok I need to sell EVERYTHING of mine as I am moving, but I found out my building doesn’t allow sales of any kind.

How do I go about getting rid of everything without posting signs. I have considered having an “invitation only” moving sale. Where there are no signs, but I posted online and on bulletin boards saying call such and such for the address. I will also instruct everyone that if anyone asks, then they are just “visiting”.

My building manager and office staff doesn’t work on the weekends, so I may get away with it. But it is the condo association I am worried about.

I also cannot bring everything I need to sell (couch, bits and pieces) to another site so a flea market set up is out of the question.

Any idea or tips on going about doing this???

Try sellling on www.craigslist.com. OR can you bring everything to a friend’s private home (garage). Big things can be photographed and posted at the “garage sale”
Another idea we had (because we are in the same boat as you!) is putting together “starter packages” for college students entering student housing . . . . I.e. Toaster,coffee maker, kitchen linens, bathroom linens, desk top accessories. All put into packages that are priced and cannot be broken apart. Parents who are sending kids off to college love these packages, saves them money from buying new stuff. Good Luck

Online Marketing Title and Salary?

Hi everyone, at my last job I did not officially have a title. I am looking to look for a new job soon. Basically I did some Pay Per Click bidding using Adwords, I did hands on SEO, I also coordinate with the graphics designer to design newsletter and send it out to my list, and also start up an affiliate program. Also did some analytics reporting. I am not sure what title I should use on my resume. In addition, I will have my web analytics certification from the Web Analytics Association. What type of salary should I get? I’m in Manhattan.
